Want to keep your home and become current on your mortgage or home equity payments? You may qualify for one of these solutions.

Pay the total amount of past-due payments. This may include late fees, attorney fees and costs, property preservation expenses, inspections, and/or other expenses authorized by your loan documents, or applicable law.

If you have experienced a short-term financial difficulty but are now in an improved financial situation, a repayment plan may be a good option for you. A repayment plan may allow you to make regularly scheduled payments, in addition to a portion of your past-due payments, to bring your loan current.
Unable to make payments? You may qualify for one of these options.

For mortgages and home equity loans originated after Sep. 1, 2019. Not eligible for home equity lines of credit (HELOCs).
Make reduced payments or no payments for a specific period of time. Allows you time to improve your financial situation and get back on your feet; however, the missed payments are not forgiven and must be repaid after the forbearance plan ends. Options available at the end of the forbearance vary depending on eligibility requirements of the owner/insurer of your loan. This option may affect your credit.

For Fannie Mae or Freddie Mac mortgages only.
Fannie Mae and Freddie Mac provide options for a deferral of the payments due until the loan pays off or matures. This option allows you to resume making monthly payments while deferring the payments accrued during the forbearance period to a later date. This option may affect your credit.

For all loan types.
A loan modification is a change to the terms of your mortgage in order to cure a delinquency. If you qualify, a modification may include reducing your interest rate, extending the term of your mortgage and/or capitalizing the delinquent payments. This option may affect your credit.

For home equity lines of credit (HELOCs).
Brings the loan current and defers uncollected interest ( 3 months max).

For home equity loans originated before Sep.1, 2019.
Brings the loan current and extends maturity date by 1 or 2 months (2 months max).
Not able to keep your home? One of these options may help.

For all loan types.
If you can no longer afford to keep your home, a short sale may be an option to avoid foreclosure. This allows you to sell your home for less than the outstanding balance of your loan and may satisfy your debt (though not always). This option may affect your credit.

For all loan types.
With a deed-in-lieu of foreclosure, you would transfer ownership of your home to Regions voluntarily to avoid foreclosure. This option may affect your credit.

Beware of foreclosure rescue scams
